Rent-to-income scenario calculator

Compare monthly rent with income and a landlord multiplier you enter yourself. The private scenario is not a legal standard, affordability test or acceptance decision.

Compare rent with income

Use the monthly income definition and multiplier stated by the landlord. No multiplier is assumed.

Amounts stay in this browser and are not sent to LiveInNL or GA4.

01

Copy the provider’s definitions before calculating

Rental providers do not necessarily use the same income definition. One may ask for gross monthly salary, another for annual taxable income, and another may count only part of a partner’s income. Read the listing and provider conditions first, then enter the amount using exactly that definition.

Do the same for rent. Confirm whether the stated check uses basic rent, rent including service costs or another monthly amount. Mixing gross income with a net-income rule, or basic rent with an all-in threshold, produces a comparison that does not match the provider’s process.

02

The calculator shows two separate comparisons

Rent share is monthly rent divided by the entered monthly income. Required income is monthly rent multiplied by the factor you entered. The difference shows how far the entered income is above or below that user-defined threshold; no default factor is hidden in the calculator.

A displayed match means only that the three numbers satisfy this arithmetic. It does not mean the rent is comfortable for your household and does not guarantee a viewing, allocation or tenancy agreement. Use the household-budget calculator to examine your other monthly costs separately.

03

An income multiplier is not a universal legal rule

The multiplier is a private selection condition supplied by a landlord or intermediary, not a single statutory Dutch percentage. Providers may also review contract type, probation period, savings, guarantor, partner income or documents. Social housing and regulated allocation can follow other eligibility and priority rules.

Ask the provider to confirm unclear wording in writing before sending documents. If you believe a landlord is applying an unlawful condition or discriminating, use the appropriate official housing, municipal or legal-support route rather than relying on this calculation.

04

Keep the scenario private and verify the final conditions

The three values stay in this page and are not sent to LiveInNL, placed in the URL or stored in local storage. With analytics consent, only anonymous use events containing the calculator identifier and page language can be counted; amounts are never included.

Do not enter names, BSN, payslip details or account numbers. Reset or reload to remove the current values. Before applying, verify the latest listing, the full monthly payment, deposit, service-cost settlement, registration possibility and draft tenancy agreement directly with the provider.
